While planning your stay at our country inn in Western New York State, please be sure to review the following policies. We have put these practices in place, so that all of our guests will be able to fully enjoy our luxury getaway accommodations. Food

Breakfast: We pride ourselves on using fresh and delicious local products.

From 8:30-10 AM we offer a continental breakfast in the dining room including:

  • Fresh-baked Goods
  • Vanilla Greek Nonfat Yogurt
  • Fruit
  • Local Maple Syrup from The Sap Shack
  • Granola with Local Honey from The Sticky Buzzard
  • Rawson Valley Roasters Coffee, Teas and Orange Juice (Non-flavored coffee is available upon request.)

In addition, we have the following prepared to order:

  • Cuba Giant’s Salt Rising Toast
  • Local meats from Mak’s Meats or Cuba Giant
  • Fresh Eggs, if available, from the inn’s Feathered Ladies – made to order

If you have special dietary needs or need breakfast at a different time, please let us know! We also provide breakfast to go with notice.

Late afternoon Snack:
There will be snacks and treats for you that are available in the butler’s pantry off the main dining room, please help yourself! We are happy to answer any questions about the inn or our wonderful community.

Policies

Check In: 2:00 PM.  We will give you the key code for the guest entrance.

Check Out: 11 AM

Forgot Something: The Guest Pantry is located just off the dining room and comes equipped with some toiletries. If you do not find what you need, please ask and we will do our best to accommodate you.

Housekeeping: 11:00AM-2:00PM Please let us know if you need additional supplies or would like room cleaning services during your stay with us.

Public Area Quiet Hours: 10:00PM-8:00 AM

Parking: We have 6 spots located at the rear of the inn, with an additional parking lot located just a short walk away.

Cancellations: A $50 deposit per night is required when you book your stay. In the unfortunate event that you need to cancel, a refund will be made unless you cancel prior to two weeks of your stay.

Damage: Accidents do happen, but please notify us immediately if one occurs. Damage may be minimized when attended to promptly. Damage, especially concealed or unreported, will be charged at the cost of repair/replacement. If damage results in a loss of income due to the inability to rent out the room, the loss of income may be assessed to the individual responsible for the damage.

Security: Our staff is on call and available 24 hours a day, 7 days a week. Our phone numbers are on cards left for you. The main parking area and the inn are well lit. For your own safety, we recommend keeping your room and vehicles locked at all times.

Lost and Found: If you left something at the inn, please contact us immediately. We keep all found or forgotten items in a secure area for 30 days.

Dog-friendly: Our dog policy restricts dog(s) to the room reserved in order to be courteous of other guests and future guests with potential allergies. Refrain from bringing dogs into public areas as much as possible. Keep dogs on leash at all times outside your room. Clean up after your dogs. Any damages caused to The Inn at 28 property will be the responsibility of the guest.  Base dog fee—$50/room per stay.    Chamberlain & Ingalls rooms are DOG FREE.

Privacy: Please let us know if you would like extra privacy and quiet time in your room. We will do our best to accommodate you.

We are dedicated to protecting your privacy and safeguarding your personal, identifiable information. When users make a reservation, we use every precaution to safe guard the information. The Inn at 28 cannot be held responsible if booking through an external reservation site.

We may amend this Privacy Statement to meet changes in the regulatory environment, business needs, or to satisfy the needs of our guests, properties, strategic marketing partners, and service providers.
